WHY DO YOU NEED OWNER'S TITLE INSURANCE?
Title Insurance covers you, the owner, for any defects in your title that may be there BEFORE you purchase the property, unlike fire insurance, automobile insurance and health insurance, all of which cover you for acts that happen AFTER you purchase your policy. The owner's policy insures you, the purchaser of the property, that the title or legal rights to the property is free and clear from all defects such as liens or an improperly recorded deed that might allow someone to make a claim.

Lenders also receive a lender's title insurance policy which financially covers the amount of the outstanding loan (mortgage) and protects the lender's security interest in your property. However, lender's title insurance does not protect you and your investment in your property.
